Keterlambatan pada proyek konstruksi, terutama yang berkaitan dengan pondasi, seringkali menimbulkan dampak yang signifikan pada waktu penyelesaian dan biaya pelaksanaan. Proyek Laboratorium Westerindo BSD sebagai fasilitas kesehatan yang besar yang menghadapi risiko tersebut, sehingga diperlukan analisis untuk mengetahui penyebab keterlambatan guna mendukung keberhasilan pembangunan. Tujuan penelitian ini yaitu untuk menentukan faktor-faktor yang menyebabkan keterlambatan dalam hal waktu dan biaya, menentukan faktor dominan, serta merumuskan tindakan pencegahan terkait pekerjaan pondasi proyek tersebut. Metode yang digunakan dalam penelitian ini yaitu pendekatan kuantitatif dengan studi kasus. Data primer diperoleh dari wawancara dan kuesioner kepada 50 responden yang terlibat langsung dalam pekerjaan pondasi, sementara data sekunder terdiri dari kurva-S dan studi literatur. Proses analisis berupa pengujian validitas, reliabilitas, analisis frekuensi, serta perhitungan Relative Important Indeks (RII). Hasil penelitian ini menunjukkan bahwa penyebab keterlambatan yang paling dominan yaitu X19 kondisi lingkungan yang tidak sesuai dengan yang diharapkan, X8 adanya perubahan material oleh owner, X9 jumlah material yang tidak sesuai, X27 perhitungan kebutuhan, X26 serta koordinasi yang kurang baik antara owner, konsultan dan kontraktor. Akibatnya terdapat deviasi biaya yang terlihat pada minggu ke 33 hingga minggu ke 50. Penelitian ini diharapkan dapat membantu untuk meningkatkan manajemen waktu dan biaya untuk pekerjaan konstruksi

Delays in construstion projects, especially those related to foundations, often have significant impacts on completion time and impementation costs. The Westerindo BSD Laboratory Project, as large healthcare facility, faces these risk, making it necessary to analyze the causes of delays to support successful construstion. The objective of this study is to determine the factors causing delays in terms of time and costs, identify the dominant factors causing delays in term of time and cost, indentify the dominant factors, and formulated preventive measures related to the foundation work of the project. The method used in this research is a quantitative qpproach with case studies. Primary data was obtained from interview and questionnaries with 50 respondents involved directly in the foundation work, while secondary data consists of S-curve and literature studies. The analysis process included validity testing, reliability testing, frequency analysis, and Relative Importance Index (RII). The results of this study indicate that the most dominant causes of delays are X19 environmental conditions that do not meet expectations, X8 changes in materials by the owner, X9 an inadequate amount of materials, X27 calculations of needs, X26 as well as poor coordination between the owner, consultant, and contractor. As a result, there are cost deviations evident from week 33 to week 50. This research is expected to help improve time and cost management for constructions work
