Meskipun pekerjaan proyek telah di rencanakan dengan sangat baik, tidak menutup kemungkinan terjadinya penyimpangan bahkan didapati sampai pelaksanaannya terhenti. Keberhasilan suatu proyek tidak lepas dari manajemen pengendalian untuk meningkatkan efisiensi, prestasi kerja, dan kualitas kerja. Penelitian ini bertujuan menganalisis kinerja biaya dan waktu pada proyek A, mengetahui lama waktu yang digunakan dalam penyelesaian proyek, dan mengetahui rencana biaya dan jadwal apa saja yang tidak sesuai dengan rencana. Penelitian ini menggunakan metode Earned Value Analysis (EVA). Dengan menghitung indikator nilai hasil berupa BCWS, BCWP, ACWP, nilai indeks varians dan perkiraan waktu dan biaya yang dibutuhkan (ETS, EAS, ETC dan EAC). Hasil dari penelitian ini berdasarkan perhitungan pada akhir peninjauan pada minggu ke-80, diketahui bahwa pelaksanaan realisasi proyek tidak sesuai dengan rencana awal proyek. Nilai CPI > 1 yang diperoleh adalah 1,002 dan CV Bernilai positif yang memiliki pengertian anggaran yang digunakan relatif lebih sedikit dari pada rencana anggaran biaya, nilai SPI < 1 yaitu 0,995 dan nilai SV menunjukkan hasil negatif, yang menunjukkan terjadi keterlambatan pada proyek yang dilaksanakan sebesar 0,258 %. Nilai perkiraan biaya yang dibutuhkan sampai proyek selesai adalah sebesar Rp. 65.563.963.411,153 yang dimana lebih kecil Rp. 140.894.204,2 dari Rencana Anggaran Biaya (RAB) dengan nilai sebesar Rp. 65.704.857615,31. Estimasi perkiraan keseluruhan waktu yang dibutuhkan sampai proyek berakhir adalah selama 674 hari dimana terjadi keterlambatan 1 hari dari jadwal yang telah direncanakan yaitu selama 673 hari.

The process of implementing construction development often faces challenges to meet the Triple Constraint target. Although the project work has been planned very well, it does not rule out the possibility of deviations and even found until the implementation is stopped. The success of a project cannot be separated from control management to improve efficiency, work performance, and work quality. This study aims to analyze the cost and time performance of project A, find out the length of time used in project completion, and find out what cost and schedule plans are not in accordance with the plan. This research uses the Earned Value Analysis (EVA) method. By calculating the result value indicators in the form of BCWS, BCWP, ACWP, variance index value and estimated time and cost required (ETS, EAS, ETC and EAC). The results of this study based on calculations at the end of the review at week 80, it is known that the implementation of project realization is not in accordance with the initial project plan. The CPI> 1 value obtained is 1.002 and CV has a positive value which means that the budget used is relatively less than the cost budget plan, the SPI value < 1 is 0.995 and the SV value shows negative results, which indicates a delay in the project being implemented by 0.258%. The estimated value of the cost required until the project is completed is Rp. 65,563,963,411.153 which is Rp. 140,894,204.2 smaller than the Cost Budget Plan (RAB) with a value of Rp. 65,704,857615.31. The overall estimated time required until the project ends is 674 days where there is a delay of 1 day from the planned schedule of 673 days.
