Abstract
Dalam pelaksaan proyek konstruksi waste tidak dapat dihindari. Waste merupakan kegiatan yang tidak memberikan nilai tambah baik kepada customer maupun owner. Salah satu upaya untuk meminimalisir waste adalah dengan meminimalkan pemborosan dan meningkatkan value (nilai) seperti prinsip lean construction (konstruksi ramping). Manajemen risiko digunakan untuk menganalisis risiko yang mungkin terjadi. Analisis dilakukan untuk mengidentifikasi variabel dan faktor penyebab waste paling berpengaruh (risk rating), mengetahui tindakan preventif yang dapat dilakukan, serta implementasi dari lean construction tools. Dalam penelitian ini didapatkan hasil variabel waste dominan yang paling berpengaruh pada Proyek Luxury Residence Savyavasa adalah waste of waiting yang disebabkan perubahan desain dengan nilai risiko sebesar 0,15377 dengan level risiko sedang. Waste of overproduction yang disebabkan perubahan desain konsep bangunan dengan nilai risiko 0,1157 dengan level risiko sedang, kurangnya skill tenaga kerja dengan nilai risiko 0,1072 level risiko sedang, dan penanganan material yang tidak sesuai dengan standar dengan nilai risiko 0,07605 level risiko sedang. Serta waste of inventory yang disebabkan material rusak akibat terlalu lama disimpan dengan nilai risiko 0,0947 level risiko sedang.
In implementing construction projects, waste cannot be avoided. Waste is an activity that does not provide added value to either the customer or owner. One effort ti minimize waste is to minimize waste and increase value, such as the principle of lean construction. Risk management is used to analyze possible risks. Analysis is carried out to identify the most influential variables and factors causing wate (risk rating), determine preventive actions that can be taken, as well as the implementation of lean construction tools. In this research, the results showed that had the most influence on the Savyavasa Luxury Residence Project was waste of waiting which was caused by design changes with a risk value of 0,15377 with a medium risk level. Waste of overproduction caused by changes in building concept design with a risk value of 0,1157 with a moderate risk level, lack of workforce skills with a risk value of 0,1072 medium risk lwvwl, and material handling that does not comply with standards with a risk value of 0,07605 risk level currently. As well as waste of inventory caused by damaged material due to being stored for too long with a risk value 0,0947 a medium risk level.
