Dalam pelaksanaan proyek konstruksi biasanya sering terjadi perubahan-perubahan. Perubahan dalam proyek konstruksi ini biasa disebut dengan change order. Akibat dari change order ini sering sekali proyek mengalami terlambat dan terjadinya perubahan biaya proyek baik itu pengurangan ataupun kenaikan biaya. Tujuan penelitian ini adalah untuk mengetahui lima faktor penyebab dari change order yang paling sering terjadi, sehingga diharapkan akibat yang ditimbulkan dapat diminimalisir. Penelitian ini dilakukan di proyek renovasi Metro Department Store Plaza Senayan dengan melibatkan kontraktor yang berperan dalam proyek tersebut. Dari hasil penelitian kuesioner yang melibatkan 40 responden diperoleh lima ranking faktor penyebab change order yang paling sering terjadi yaitu adanya pekerjaan tambah, material yang tidak tersedia di pasar, percepatan pekerjaan, perubahan desain, dan perubahan metode waktu pelaksanaan pekerjaan. Akibat yang ditimbulkan dari change order pada proyek ini adalah terjadinya penambahan biaya proyek sebesar 9.71% dan tidak terjadi perubahan waktu penyelesaian pada proyek ini, proyek selesai sesuai target rencana awal.

During the Construction phase, construction will take a lot of changes. These Changes in the construction project are commonly referred to as change orders. The effect of this change order is caused the project to be late and the change in project cost is either reduction or cost increase. The purpose of this research is to know the five contributing factors of the most common change order, so that the consequences are expected to be minimized. This research was conducted in the renovation project of Metro Department Store Plaza Senayan, involving contractor workers of this project. From the results of the questionnaire that involved 40 respondents, we found five ranking factors that causing the most common change order, i.e. added work, material not available in the market, acceleration of work, change of design, and change the job execution time method. The effect of the Change Order on this project is the addition of a project cost of 9.71% and no settlement time changes on the project, this project finishes with the initial plan target.
