Abstract
Pembangunan hunian Verde II Condominiums terdiri atas east tower dan west tower. Masing-masing tower terdiri atas 34 lantai + Lift Motor Room (LMR). Tinggi bangunan mencapai 152.9 meter. Basement terdiri atas 4 lantai dengan kedalaman total 14 m. Untuk menjaga stabilitas tanah dan mencegah keruntuhan tanah di samping basement perlu diperhatikan aspek geoteknik mengenai konstruksi dinding penahan tanah. Dinding penahan tanah pada proyek Verde II Condominiums mengalami pergeseran sehingga dilakukan perencanaan ulang dinding penahan tanah. Dinding penahan tanah yang digunakan adalah Diafragma Wall dengan modifikasi berupa penanaman tiang pancang di dalamnya untuk mentransfer seluruh beban aksial pada lapisan tanah kuat. Dengan kata lain, panel-panel dinding diafragma modifikasi akan lebih pendek dibandingkan dengan dinding diafragma konvensional. Perencanaan ulang dinding diafragma modifikasi menggunakan panel berdimensi 0.8 x 1 x 16 m3 dan PC pile persegi dengan ukuran 50 x 50 mm2 yang dipancang sedalam 20 meter. Konstruksi basement dilakukan secara bertahap, yaitu pemancangan pile tunggal, pemasangan dinding diafragma, dan pemasangan pelat lantai dengan metode semi top down. Analisa konstruksi bertahap pada dinding diafragma dan galian tanah didesain menggunakan software PLAXIS 2D. Dinding diafragma modifikasi dipasang pada bagian utara dan bagian selatan dengan defleksi maksimum masing masing dinding sebesar 23.61 mm dan 25.12 mm sehingga telah memenuhi persyaratan defleksi maksimum sebesar 140 mm. Angka kemanan dari daya dukung dinding diafragma modifikasi didapatkan 3.431 > 3 (angka kemanan minimum yang disyaratkan) didesain menggunakan software SAP 2000. Desain tulangan dinding diafragma modifikasi membutuhkan 8 buah D29-120 untuk momen positif, 3 buah D29-450 untuk momen negatif, dan D13-150 untuk tulangan transversal.
Residential development of Verde II Condominiums consists of east tower and west tower. Each towers have 34 levels + Lift Motor Room (LMR). The height of this building is 152.9 meters. Basement has 4 levels with 14 meters of total depth. In order to maintain the stability and collapse preventing of soil beside basement, it considers geotechnical aspects about retaining wall construction. Retaining wall in Verde II Condominiums has been displaced so that retaining wall has been redisigned.The retaining wall that is used in this research is modified diaphragm wall by plugging pile to transfer entire axial loads on solid soil layer. In other words, modified diaphragm wall panels will be shorter than conventional diaphragm wall. The redesign of this building uses panel sized 0.8 x 1 x 16 m3 and square PC pile sized 50 x 50 mm2 that piled for 20 meters depth. Basement construction is conducted gradually: single pile installation, diaphragm wall installation, and slab installation by semi top down method. Staged construction analysis in diaphragm wall and soil excavation is design on PLAXIS 2D software. Modified diaphragm wall is installed on the north and south side with the each maximum deflection is 23.61 mm and 25.12 mm so have been minimum require of deflection with 140 mm. Safety factor of modified diaphragm wall bearing capacity is 3.431 > 3 (minimum require of safety factor) designed on SAP 2000 software. The reinforcement modified diaphragm wall design needs eight D29-120 for positive moment, three D29-450 for negative moment, and D13-150 for transversal reinforcement.
